You've decided to rent out your property, you've worked hard to furnish it in a practical and functional way (if you haven't done so yet, follow our suggestions in this article ), now all that's left to do is add the final details to make the accommodation welcoming and professional.
First of all, when you want to generate income from a property through short-term tourist rentals, you must comply with some legal requirements that vary from region to region, but mainly all the main documents to carry out the bureaucratic procedures can be found here -> Editable Multilingual PDFs
For example (Click on the name to see the product sheet):
- Privacy Policy and Consent Template
- Data Collection Template for Web Guests
- Damage Assessment and Deposit Withholding Form
In addition to the bureaucratic part , necessary to be in order and rent in total safety , it is good practice to also leave guests all the necessary information. Let's find out together how to do it!
A welcome brochure
First of all, it is important to have a brochure with a description of the apartment and its surroundings.
An example?
You can create a sheet where you can insert the map of the neighborhood and indicate the strategic places nearby and useful for guests (such as pharmacies , supermarkets , bus / metro / ferry / train stops) and below a legend with the addresses and the various opening hours . Always keep in mind that guests (both Italian and foreign), do not know your area and, in addition to visiting the major tourist attractions, need to eat and quickly organize their day.
Always leave a document with useful numbers at home
We recommend that you draft a document containing all the useful numbers and a guideline of the house rules.
For example?
A simple A4 sheet divided into two columns where on the first you enter all the house rules and on the second the various telephone numbers ( ambulance , fire brigade , police ).
Below you can download a template that we thought of as a suggestion.
Place signs in the various rooms
It may seem impossible, but when you rent sometimes it is better to put one more sign than one less. In the bathroom you can put up signs inviting guests not to throw sanitary towels or cotton buds in the toilet but in the appropriate bin. Another useful sign could be in the kitchen if you have a gas stove . It is good practice to leave a sign indicating the location of the knob.
Brochure of the main tourist attractions in the area
We recommend that you collect as many brochures as possible about the various tourist attractions in your area. Surprise your guests by offering a unique and non-conventional tour .
For example?
Do you live in an area famous for its wine ? Provide your guests with information for a tasting in a lesser-known winery that conveys the authenticity and tradition of that area . Guests will appreciate the fact that they had the opportunity to do something unique and unconventional.
Documents and brochures in two languages
Oh, needless to say… All documentation must be at least in two languages (Italian and English). The information provided is easy to understand and does not require great linguistic skills, however with little you will give your reception greater professionalism !
In general, we recommend that you always keep two things in mind: the first is to never take anything for granted . In fact, as already said, it is better to always provide more information than less. The second is to put passion and care into it, always think that one day you will be in your guests' place, so treat them as you would like to be treated.
B&B Tips:
- In addition to mainly taking care of the bureaucratic part, always leave a short house manual with the rules and useful numbers
- Indicate geographically where your accommodation is located and the surrounding commercial activities
- Provide brochures with tourist proposals , if they are unconventional even better
