Although 2020 has not been an exciting year in terms of tourism, it must be recognized that in recent years new forms of income have spread for property owners. But every money management has its rules:

Another fundamental aspect not to be underestimated when talking about tourist rentals is the one relating to the RENTAL RECEIPT.

Here is the complete guide to help you better manage your vacation home.

I always want to remind you that short-term rentals are homes that host tourists for a period of less than 30 days (over the course of the year). For this type of rental, it is mandatory to draw up an ad hoc contract . This, however, does not have the obligation to be registered.

The following must be indicated in the rental agreement:

  • Owner and tenant data
  • The rental period
  • The duration and the fee received

In theory, having such an exhaustive document at your disposal, there would be no obligation for a receipt unless the guest specifically requests it . My advice is therefore to always keep a copy of a notepad handy to use when needed.

Article 22 paragraph 6 of Presidential Decree no. 633/72 in fact states:

The issuing of a receipt is not mandatory unless requested by the customer no later than the time the transaction is carried out”.

The rental receipt is in any case a very useful document for the host, as it will be able to keep track of all the amounts received in an orderly and precise way.

How do you fill it out?

You must enter:

  • The progressive number (e.g. the first receipt will be no. 1 and so on)
  • Owner's name: name, surname, address and tax code
  • Tenant data: name, surname, address and tax code
  • The rental period
  • The amount

The revenue stamp. When should it be applied?

The stamp duty of €2.00 must be affixed to every receipt that exceeds the value of €77.47. The lessor is always obliged to insert the stamp duty, but the lessee is obliged to pay it.

Which rental receipt to choose?

There are different types of receipts, the rental ones are certainly more detailed, but you can choose the one that you think is most convenient for you.
